HomeBuyer Tax Credit – Extended and Expanded

Here is the latest:  Effective Nov. 6, 2009 the changes to the home buyers tax credit program include the following:

Homes have to be purchased between November 6, 2009 and June 30, 2010
(in full contract by April 30).

Closing documentation now required.

Existing home owners are now eligible if they have owned a principal residence for 5 consecutive years out of the 8 years preceeding the purchase of a new home.

Income limits have been raised.

The Elusive and very Big  C C - meaning  Consumer Confidence.

Will spring showers melt away the big bad witch of fear? 

*  A declining stock market which needs time to rebound from its losses
*  Retirement accounts dwindling
*  Skyrocketing unemployment ~ and more layoffs or job cuts this year.
*  Home prices and home sales have declined year after year since August 2004 and according to the National Association of Realtors, the greatest price decline since 1968.  This all translates to markets and consumers who are seeking safety.

We’ve all heard the news, both the bad and the good.  The negative news is outlined above, including how difficult it is secure mortgage money right now.  The more positive news is that truly, and historically, this is one of the best times in decades for anyone to purchase real estate.  Low mortgage rates, (the lowest in 50 years) tax incentives, and perhaps more on the horizon.  People everywhere are hoping that these efforts will serve to stabilize our housing market and help create that elusive CC.

If you are a frequent visitor to this site, you know that I continually harp on the importance of properly pricing your property so that it is positioned well in this incredibly competitive market.  You also know that we have been tracking inventory.  Declining inventory serves to stabilize home prices.  So … as usual, we will be watching the next three (3) to six (6) months closely.  It will take that amount of time to see if “the buyers are back”.

February 25, 2009 – Final Update

This property finally sold at $425,000.  It took almost 1 year from start to finish.  I believe strongly that had these sellers moved into the marketplace with the abundance of market data I presented to them, they would have enjoyed a quick sale, and most likely netted tens of thousands more on the property.

Why would I say that?  Well . . . because while they were “fooling around” trying to test the market, the market was declining.  They were “chasing down” the market.  You can not out run the market.  It cost them dearly.  The proof is in the graphic below.  Obviously for privacy reasons I have blocked out realtor names and property address.  I highly recommend Greg Swann’s article here.  

(Excerpt from Greg Swann’s blog) Typically, the seller starts out with the price too high, then tries to chase the market down with a series of price reductions — usually too little and too late.

Greg serves in the Arizona market, but his comments are relevant to our local market as well, and it is very well written.  It will give you a wonderful education and insight into what we now deal with as seller’s agents.

Below is a update of my recent article on the importance of properly pricing your Rockland County NY property for sale. At this writing (8.2.08) the sellers have now reduced their property by $90,000 and the property is STILL sitting there, and we are now in August, one of the slowest market times of the year, plus after that fast approaching the fall market leading up to the winter months (another slower time). The agent who listed that property so high did a grave disservice to the seller. This is one of my biggest pet peeves about our industry. Agents who knowingly take an overpriced listing just to have inventory. It’s so wrong.

I’m not saying I wouldn’t take a listing and test market it for a couple of weeks at a particular price point, but my job is to DAILY monitor the market to see how my client’s properly is positioned and advise them accordingly. If we don’t see 2-3 showings each week for the 1st 2 weeks, and certainly if no offers are on the table, the price is usually the culprit. Read the rest of this entry »

Clarkstown Recreation Dept: 31 Zukor Rd, New City NY 10956, 845-639-6200

Clarkstown’s park system includes about 700 acres of park land, 4 community centers, 3 outdoor pools, 3 picnic areas, 2 picnic shelters, 12 ballfields, 1 soccer field, 2 bocci ball courts, 2 tennis courts, 1 wheel park, 5 playgrounds, 4 outdoor basketball courts, and a historic home and barn. The department also makes use of various school facilities. Facilities at each of the community centers include a gym, weight room, game room, TV room, and meeting room. Congers Park in Congers features a wheel park and inline skate rink. Street Park offers an auditorium. Pascack Community Center uniquely offers a rock climbing wall and spray park. Classes and programs/activities, which meet at the community centers, include preschool, arts & crafts, sports, gymnastics, ice skating, roller blade hockey, ice hockey, theater/drama/modeling, golf, fitness, yoga, and special events. All of the community centers offer afternoon and evening programs for elementary and middle school children. Senior citizens can participate in one of the 11 seniors clubs, open to Clarkstown residents age 60 or over, which meet at various locations throughout the area, including the community centers, Middlewood Complex in Nanuet, Monterey Complex in Bardonia, and St. Francis of Assisi in West Nyack. All clubs offer special programs, such as cards, ceramics, stained glass.

This is an update to an article I posted back in April … . . . although our local market is faring better than many throughout the Country.  We were all hoping that we had seen the bottom in April, but, unfortunately, values have dropped since April of 2008.

April ShowersROCKLAND REAL ESTATE MARKET REPORT

APRIL 2008

Heres my current view of what the markets are doing.These numbers are for listings and sales ALL OVER Rockland County, not just one specific town, but in my opinion they give a very good picture of what our local real estate market is doing.

So here they are folks, hot off the press. The March numbers. Ive been anxiously
awaiting this data. I checked every single day this month for the March figures.
It takes about 3 weeks for the information to filter down from our local multiple listing
service (MLS).

and, drumroll please ¦ here they are.

The good news is that almost across the board, weve seen improvement. The bad news
of course is that we really dont need any more inventory, but after all, it is only April.
Keep in mind too, that although we saw more properties close in January, those were
sales most likely made back in the fall.

Therefore, in my view, this is a very positive sign!
